Lake Tahoe has 116 kilometres of shoreline and almost none of it is available to build on. Two thirds of the basin is public land held by the Forest Service and the state parks, and the Tahoe Regional Planning Agency has restricted development around the lake since 1969 in order to protect the water clarity, which is the whole point of the place.
The consequence for a visitor is specific and surprising: for a lake this famous, there are very few hotels with their own beach. Three, on a shoreline that takes four hours to drive around.
Lake or lifts
That scarcity forces the real decision here, and it is not north shore against south shore.
The lakefront properties put you on the water with a private beach, a pier and a swim off the dock. In summer that is the entire reason to come to Tahoe, and the price reflects how few of them there are.
The mountain bases put you at the foot of a lift. Palisades Tahoe, Northstar and Heavenly are the three big ski areas, and in winter being at the base is worth more than being on the water. None of them are lakefront; the mountains are set back from the shore by design.
The casino corner at Stateline on the south shore is its own thing: high-rise, Nevada side of the state line, and where the entertainment and the late bars are.
So the question is which season you are coming for. Summer says lakefront. Winter says lift base. The nine below are grouped that way.
The three with their own shore
Genuine private beach on the lake, which is the scarce commodity here.

What we have left off
The condominium and vacation rentals around the lake are excluded, and they are how most people actually stay in Tahoe. Between them they hold far more beds than every hotel here combined, and they are apartments and houses rather than hotels.
What to do
In summer, get on the water. Emerald Bay is the most photographed spot in the basin and it is best from a boat. Sand Harbor on the Nevada side has the clearest water and fills by nine in the morning.
Cycle the East Shore Trail, which runs from Incline Village to Sand Harbor above the water and is one of the best short rides in America.
In winter, three big mountains sit within forty minutes of each other and the passes cover multiple resorts. Check which pass covers which mountain before you buy.
Drive to Truckee for the restaurants, which are better than anything lakeside, and take the drive around the lake once, allowing three hours with stops.
Practical notes
Reno-Tahoe airport is 45 minutes from the north shore and 90 from the south. Sacramento is about two hours.
Summer, June to September, is warm, dry and busy. Winter brings serious snow and chain controls on the mountain passes; storms close roads with little notice. May and October are quiet, cheap and beautiful, with some closures.
The lake sits at 1,900 metres, which is high enough to notice on the first day.

Why are there so few lakefront hotels?
